Realty Direct, you are free to find a buyer yourself and owe no commission. If a
real estate broker finds you a buyer, you will only pay 3.5% of the

payment of a one-time set-up fee of $495, your home will be listed on the
local Realtor Multiple Listing Service (MLS) and at
Realtor.com; the largest real estate related site on the Internet, as
well as many other sites. We will also provide an attractive yard sign. Your
home will remain listed until sold and may be withdrawn by you at anytime
without any further obligation. Once we have accepted a listing agreement, your home will be listed on the MLS and on-line within 24 hours.

Is Realty Direct for me? If a Realtor were able to
bring you an acceptable offer for your home, would you be willing to pay a 3.5%
real estate commission? If your answer is yes, then our service is definitely
ideal for you. For no more than the cost of a months advertising campaign in the
local newspaper, Realty Direct can expose your home to 1,000’s of local
Realtors via the MLS. If a Realtor finds you a buyer, you pay a real estate
commission of only 3.5% of the accepted sales price. That’s about half the
cost of a traditional full commission Realtor. What is the Multiple
Listing Service (MLS)? The MLS is a computerized
database of homes for sale and is the most important marketing tool a Realtor
has to offer a potential home seller. Realtors use this database to advertise
their own listings to other Realtors and to show homes to prospective buyers.
The vast majority of real estate transactions stem directly from exposure on the
MLS. Remember, only real estate licensees who are members of the MLS can access
this vital resource. I’ve been advertising my
home in the local newspaper. What if I sell it myself? No problem. If you are able
to find a buyer yourself you can avoid paying a commission altogether. Remember,
if there is no selling Realtor involved, then there is no commission to pay. Why does your listing
agreement mention 6 months? I thought that I could cancel at anytime. You can. The initial term
of your listing agreement will be 6 months. If you sell or cancel at anytime
within 6 months, then we will withdraw your listing without any further
obligation. I’m concerned that if I
list with Realty Direct that my home won’t be shown by other Realtors. Not true. When a Realtor
considers a property to show to a prospective buyer they are primarily concerned
about being compensated and earning a selling commission. Remember, that only
the amount of commission that we are willing to pay a selling office is
disclosed to other Realtors on the MLS. Do you provide a yard sign? Yes, and at no additional
charge. We provide an attractive sign that will let Realtors and buyers alike
know that you are listed for sale and serious about selling. I understand that I’m
free to advertise and find a buyer myself and thereby avoid having to pay a
commission. Can I place a ‘For
Sale By Owner’ sign in my yard? No. As you can imagine, if
a Realtor brings a prospective buyer to your home and finds a ‘For Sale By
Owner’ sign in the yard, there will be some confusion as to whether or not you
are properly listed. Also, there may be a temptation for that buyer to contact
you directly and the potential for a commission dispute. Remember that you
don’t have to have a sign, but if you do it must be a Realty Direct sign. What if Realty Direct sells
my home? If we are able to find you
a buyer and sell your home, then we will have earned and be due the 3.5%
commission. How do Realtors show my
home? If a Realtor wishes to show
your home, they may call you directly to set-up a mutually convenient
appointment, or you may utilize our Lock Box program. I’m at work during the
day and often out of town at weekends. How can Realtors show my home at these
times? We can provide you with a
Lock Box that licensed Realtors are able to access. Remember, the easier your
home is to show, the better the chances are for an early sale. What happens when I get an
offer via a Realtor? If a Realtor has an offer
to present, it will be presented through our office. The offer will normally be
in writing and can be faxed, delivered or mailed to your home or office for your
review. Do you take a picture? Yes. Within approximately 2
days of listing your home a photographer will visit to take a digital picture
that will appear on both the MLS and Internet. This will be taken from the
outside and it is not necessary for you to be at home. How soon before Realtors
can find my home information on the MLS? Your listing information
will normally be downloaded on to the MLS database within 24 hours of acceptance
by us. Can you help with
mortgages? Yes. Realty Direct is able
to offer you and your buyers free pre-qualification and access to the lowest
wholesale mortgage rates available without points or up-front application fees. Do you advertise on the
Internet? Yes and at no additional charge. Your home will be listed at www.Realtor.com - the largest real estate related site on the Internet, exposing it to millions of buyers and real estate professionals around the world. |
